Beneath the Listing ("the Service") is operated by Jubilee.bz LLC ("we", "us"). By using the Service you are entering into an agreement with Jubilee.bz LLC, and by continuing to use it you agree to these terms.

The product

We sell AI-generated summaries of publicly known climate, environmental and health risk information for a property address, including a livability score ("Reports"). A free preview is available; the full Report is a one-time purchase per address.

AI-generated content and no professional advice

• Reports are produced by artificial intelligence and may be inaccurate, incomplete or out of date. You are responsible for verifying the information, including the listed sources, before relying on it.
• Reports are not a home inspection, appraisal, environmental assessment, flood determination, insurance quote, or legal, financial, medical or real estate advice. Consult licensed professionals and your attorney before making decisions.
• You are responsible for the addresses you submit and for how you use Reports. You must have the right to submit any information you enter.

Acceptable use

You must not misuse the Service, including: using it for unlawful purposes or in violation of fair housing laws; fraud or spam; infringing anyone's intellectual property; attempting to jailbreak, manipulate or extract the underlying AI system; interfering with security (malware, probing, scraping, automated bulk requests); or reselling or redistributing Reports in bulk. We may remove content, refuse or filter outputs, and restrict or suspend access to enforce these rules.

Intellectual property

Jubilee.bz LLC owns the Service, its software, design, branding and documentation. When you buy a Report, you receive a personal, non-exclusive, non-transferable right to use it for your own property decision, including sharing it with your realtor, attorney, inspector or lender. If you believe content on the Service infringes your rights, contact us and we will review and remove it where appropriate; repeated infringement leads to loss of access.

Payments

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax and refund mechanics are governed by Paddle's Buyer Terms. See also our Refund Policy.

Report access links

After purchase you receive a private link to your Report. Anyone with the link can view it, so keep it safe. We are not responsible for access by people you share the link with.

Service level and warranties

The Service is provided "as is". We do not guarantee it will be uninterrupted or error-free, and to the fullest extent permitted by law we disclaim all implied warranties, including merchantability and fitness for a particular purpose.

Limitation of liability

To the extent permitted by law, Jubilee.bz LLC is not liable for indirect, consequential or special damages, including loss of profits, property value or data, and our total liability is limited to the amount you paid us in the 12 months before the claim. Nothing limits liability for fraud, death or personal injury where the law does not allow it.

Suspension and termination

We may suspend or end your access for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations.

Changes and governing law

We may update these terms; continued use means you accept the updated terms. These terms are governed by the laws of the state in which Jubilee.bz LLC is organized, in the United States.
